Why Buy with Home In Laramie?

You've decided that you are ready to buy a new home.  You have done loads of research, you've looked through the paper and driven around looking at signs.  You're addicted to Realtor.com and Zillow and check for new listings every hour or so.....
And there it is!  The one!  The perfect place that you've been looking for!

What Now???
This is when you call the number on the for sale sign, right?
Absolutely Not!!!!   And let me tell you why...

That phone number is the listing agent.  Yes, they're probably a great real estate agent, Laramie has many of them! But that agent is working for the SELLER, not for you!  

Here are some things you need to know about a Sellers Agent:
1.  The Seller is their client.  They have a legal obligation to do their best to sell that house for the best price and terms they can get.
2.  The Seller is their client.  Rarely are they going to encourage you to do the things that are in your best interests, such as inspecting the roof or furnace.
3.  The Seller is their client.  No information you give them is confidential!  If you tell them that you'll offer $225 but would be willing to go as high as $235, they not only will tell the Seller that, they legally Have To!

How does this work?
Home In Laramie Real Estate is Laramie's only Rebate Brokerage, which means that when we get paid for a sale, we rebate a portion of our pay back to you!  
How can this be free to Buyers?
Real Estate sales commission payments are typically paid by the Seller as a part of the listing agreement with their listing agent.  It can be difficult for one single brokerage to find a buyer for that listing, so the agent lists the house with the Multiple Listing Service (the MLS, which is what you're looking at when you browse Realtor.com) and agrees to pay a portion of that sales commission to the brokerage that finds the buyer for the property.  We, as that brokerage, help you find, negotiate, and buy the house.  The Seller pays us (through their listing broker at closing) and we give part of that pay back to you!

What's the catch?  Where's the fine print?
There's no catch, it's just that here at Home In Laramie Real Estate, we recognize that you, the Buyer, is already doing a lot of the legwork that a Realtor used to do, such as shopping the properties that are available, looking at pictures online, finding the places you want to see and eliminating those that you aren't interested in.  We'll still help you with that full process of course, but modern technology has made it so much easier for you to help make our job easier that we feel like you should share in the pay!

Here's the fine print, but we'll leave it full size so it's easy to read!
1.  We need to be your Buyers Agent to do this of course.  We aren't offering a deal this good to anyone other than our own clients!  If you've already signed an agreement with another agency, we unfortunately can't help you out this time.  If you have not signed on with another agency, come see us, we would love to meet with you!
2.  We would be thrilled to hand you a stack of cash at the end of the deal, and in many instances we can (and gladly will!) do that.  If you're buying through a lender to finance your purchase though, you'll find that your lender may not let you accept money from us, but will require that it go toward your loan costs instead.  Since those costs are money out of your pocket, it all works out the same because we pay your rebate toward those costs instead of you paying it.  You'll need to talk to your lender to get the full details on that from them of course, as our job is to help you find and buy a house and lending rules and laws are not our specialty.  If you haven't chosen a lender yet, come see us, we can point you toward some really good ones!
3.  We use a $2,000.00 rebate as an example in our advertising.  It also says "up to" and "or more!" in several places...  "What's the real deal here?" you're wondering.  The exact amount of your rebate is going to vary depending on the commission offered by the Sellers broker and the price of your new home.  We will pay you 1/3 (specifically 33.3333% to be exact) of the amount that we get paid at closing.  If you buy a $200,000 home that is offering the Buyers Brokerage a 3% commission, we get $6000.00 and we pay you $2,000.00 of that amount, as shown in the example. We use this as an example because the average home sold in Laramie in 2016 was priced at approximately $219,000.00 and we want you to see realistic numbers in our advertising.  If you buy a home that sells for $150,000 and is offering us a 2.5% commission, then we get $3,750.00 and you get $1,250.00 of that.  If you buy a higher priced home for $625,000.00 and the commission to us is 3.25%, then we get $20,312.50 and we pay you $6,770.83.  And so on...
